Support Non-Profit Development
Actively acquire land to supply to non-market development at nominal cost. Bypass public hearings for affordable housing developments. Create a deeper affordability bonus that allows increased density when adding affordable units.
Build Housing for People, Not Cars
Immediately prioritize parking lots around CTrain stations for transit-oriented development. End residential parking minimums.
Protect Renters
Implement rent controls, with protections against renoviction and demoviction through right of first refusal. Require landlord licensing and proactive inspections. Restrict short-term rental eligibility to primary residences only, supported by a registry system and penalties.
Focus on Missing Middle Housing Types
Increase the availability of housing choices by encouraging construction of “gentle density” low- to mid-rise buildings.
Tax Underutilized and Vacant Property
Incentivize providing housing, rather than land speculation. A tax like Vancouver’s can fill vacant homes and raise revenue to help fund other programs.
Preserve Affordable Rental Units
Establish a fund that actively acquires existing affordable rental properties to protect them from financialized real-estate investment trusts.
